Donating land is often attractive to landowners whose land has significant natural, scenic or historic values. It may be the best strategy if you do not have heirs; if you own property you no longer wish to maintain; if you own property whose sale would result in large capital gains taxes; or if you have substantial real estate holdings and wish to reduce estate tax burdens. An outright donation of land relieves you of the responsibility of managing and caring for land that you nevertheless wish to see protected. A land donation may be structured in a way that allows you to continue to live on the land or to receive a life income.
